We can build sheds, verandahs and decks and repair homes in Anakie’s township and on the rural blocks below the Brisbane Ranges. The whole locality is bushfire prone and several overlays apply, so we check the rules before anything is drawn.
Anakie is a small township on the Ballan Road with farms, bush blocks and vineyards around it, next to the Brisbane Ranges foothills.
Township lots are typically about 3,800 square metres, and farm properties about 19 hectares. With nearly half of homes on four or more bedrooms, the work is sheds, verandahs, decks and repairs on big blocks. We have done 27 jobs in Lara and 12 in Lovely Banks, both next door.
A grassland overlay covers the township and much of the district, and exempts a dwelling extension only up to 50 square metres that is more than 5 metres from native vegetation. Near the Brisbane Ranges, a landscape overlay needs a permit to remove vegetation, except close to the house on larger lots, and favours non-reflective materials. Out on farmland, the Farming Zone setbacks apply.
Anakie is entirely bushfire prone, and the Bushfire Management Overlay covers about 41% of addresses, including some in the township. Under the overlay, an extension adding no more than half the floor area, or an outbuilding under 100 square metres that goes with the house and isn’t used for accommodation, needs no bushfire permit. Because the whole locality is bushfire prone, new building work is built to the site’s bushfire attack level.

Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Frederick Griffin’s Anakie pastoral run dates from 1842, and the village grew on land sold along Anakie Creek in the early 1850s. Narada, a bluestone homestead built in 1862, is on the Victorian Heritage Register.
The 2021 census counted 734 residents with a median age of 43, every home a separate house. Big blocks, bush and fire rules are why the work here is planned before it is built.
