ST ALBANS PARK

Carpenter in St Albans Park

We repair the pergolas, carports, windows and wet areas of St Albans Park’s family homes and retirement village units, between the Whittington side and the Barwon River flats. Much of the suburb was built while it was still part of Whittington.

HOW WE HELP IN ST ALBANS PARK

What we do for St Albans Park homes

St Albans Park is a settled suburb of separate houses, with retirement villages inside it and farmland along the river to the south.

Repairs once a house has some years on it

Our 7 St Albans Park jobs have been a typical mix for a suburb of established homes: new posts and beams under a pergola and carport, new window sashes with frosted glass, sealing cracks and painting fascia, and bathroom and shower repairs after leaks. Four of them have been since late 2023.

Retirement village and older owners

The Ingenia Gardens and Townsend Gardens retirement villages are both inside the suburb, and the median age at the 2021 census was 46, well above the Victorian median of 38. We have done repairs at a village here, including propping a fence, relaying pavers and easing a sticking door. That kind of work is about safe steps, doors that close easily and showers that don’t leak.

Houses near the river

Along the southern edge, the Rivers of the Barwon landscape overlay covers about 55 addresses. There, a building under 6 metres high adding no more than 50 square metres doesn’t need a planning permit, but a solid fence does unless it is an open or rural style. Below that, the floodway overlay covers the river flats, which are mostly farmland. We check which side of those lines a house sits on before we quote.

WHAT CLIENTS SAY

What our clients say

Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.

David Meade

Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.

Boaz Ang

Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.

ST ALBANS PARK FAQ

Carpenter St Albans Park — common questions

The posts under our pergola are rotting at the base. Can they be replaced on their own?
Usually, yes. We prop the beams, swap the rotten posts for new ones on proper stirrups, repair any beams that have gone, and paint the new timber. That is exactly the kind of job we have done here.
Can you replace a window sash without replacing the whole window?
Yes. If the frame is sound we can fit a new sash, with clear or frosted glass, and paint the timber bead to match.
We live near the river. Do we need a permit for an extension?
Maybe not. In the Rivers of the Barwon landscape overlay, a building under 6 metres high adding no more than 50 square metres is exempt. A solid fence needs a permit unless it is an open or rural style. A building permit may still apply.
Do you work in retirement villages?
Yes. We have done repairs at a village in St Albans Park and can work with the village manager on access and timing.
Our shower has started leaking into the wall. What’s involved?
We have repaired a leaking shower here. What’s involved depends on what we find behind the tiles, which is why it is worth catching early.
ABOUT ST ALBANS PARK

About St Albans Park

St Albans Park takes its name from the rural township of St Albans and/or the St Albans homestead and horse stud, set up in 1873 and run by James Wilson. The homestead and its gate lodge are on the Victorian Heritage Register. Much of the suburb was built while it was still part of Whittington, and it became a suburb of its own in about 1999.

The 2021 census counted 4,942 residents, most in separate houses, with about a third owning outright. Established homes, older owners and river-edge rules are why the work here is repair and renewal.
