We have done commercial work in Avalon, including at the Geelong-bound freeway service centre, and can build sheds, decks and verandahs for the rural living homes off Avalon Road. The new industrial precinct across the road changes what’s next door, so we check the rules first.
Avalon is the strip of rural living blocks, farms, saltworks and coast between Lara and the bay, with the airport taking up much of the land.
Most homes sit in the Rural Living Zone around Cozens Road and Coonawarra Drive, where the typical block is about 2 hectares. Every home counted at the 2021 census was a separate house, and more than half had four or more bedrooms. Sheds, verandahs, decks and fences are the usual list. We have done 27 jobs in Lara next door.
On 30 September 2026 about 680 hectares of land in the Greater Avalon Employment Precinct was rezoned for industry. Its design rules require outdoor lighting to be baffled so it doesn’t spill onto houses on the west side of Avalon Road, and the plans include upgrades to Avalon Road and the freeway interchange. If you’re planning screening, fencing or a verandah facing that way, we can talk it through.
Parts of Avalon sit under a coastal inundation overlay, where an extension or a deck of up to 20 square metres needs no permit under that overlay. Grassland and wetland overlays cover much of the land, and in the wetland overlay a fence over 1.2 metres needs a permit. About 70% of Avalon is bushfire prone, but there is no Bushfire Management Overlay. We check the address before anything is drawn.

The Avalon homestead was standing by 1870 and rebuilt after a fire in 1880. In 1949 much of the property was sold to the Commonwealth Aircraft Corporation for a jet test field, and the salt works opened west of the airport in 1951.
The 2021 census counted 255 residents with a median age of 41. Big blocks, coastal flats and a growing industrial neighbour are why the work here is planned with the rules in hand.
