We can finish the yards on Drysdale’s new estate homes and help long-time owners stay comfortably in theirs. The town has hundreds of new lots coming on the Central Road and Jetty Road side, and an older population who mostly live here year-round.
Drysdale is two markets at once: a run of new estates, and an established town where most homes are lived in year-round and the median age is 52.
The 2021 Central Road rezoning opened land for about 550 new homes. McLeods Estate on Jetty Road is selling its first stage on lots of 357 to 583 square metres, Flinders View has its first stage titled, Oakden’s elevated lots are titled and Belgrove is coming. Next door in Curlewis, Stage 1 of the Jetty Road growth area provides for over 1,700 lots. New homes hand over with very little outside, and we build the fences, decks and pergolas that finish them.
Almost every Drysdale home is lived in all year, about 93% on census night, and the median age was 52. Most homes here are lived in all year. That brings work like handrails and ramps, steps made easier, doors re-hung to open wider, and a deck rebuilt in something that needs less looking after.
The Bellarine planning policy locked Drysdale’s settlement boundary in 2023, and changing it now takes both houses of state Parliament. Once the current estates fill, the town stops spreading. From then on, extra room comes from extending the house you already have, and that is the carpentry we expect to do more of here.

Drysdale is named after Anne Drysdale, whose homestead Coriyule still stands above the town. The area was first known as McLeod’s Waterholes, the post office opened in 1855 under the name Bellarine, and the railway from South Geelong ran here from 1879 until 1976.
The bypass opened on 30 June 2020 and took trucks off High Street. The 2021 census counted 4,976 residents, nearly all in houses they live in year-round. New estates on one side and long-settled owners on the other is why the work here is split between first decks and staying-put changes.
