HOW WE HELP IN TEESDALE

What we do for Teesdale homes

Teesdale is a growing Golden Plains township next to Bannockburn, around Native Hut Creek and the Turtle Bend reserve.

Young homes on big blocks

Low-density blocks here are typically about 7,500 square metres, and 296 addresses have been created since 2021, on streets like Lomandra Drive, Eagle Court and Red Gum Drive. With 61% of homes on a mortgage and a median age of 37, the list is decks, pergolas, verandahs, sheds and storage. We have done 13 jobs in Bannockburn next door.

Setbacks and the structure plan

A design overlay over the low-density land needs a permit only if a building is closer than 20 metres to a main road, 10 metres to any other road, 5 metres to a boundary or 15 metres to a neighbour’s house, and prefers muted, non-reflective materials. The Teesdale structure plan keeps growth inside the town boundary, with a minimum lot of 4,000 square metres while the town is unsewered.

Flood and fire

New flood mapping from council’s Teesdale flood study took effect in December 2025, updating the floodway and flood overlay mapping. The whole locality is bushfire prone, and about 33 addresses are under the Bushfire Management Overlay. We check the address before planning outdoor work.

WHAT CLIENTS SAY

What our clients say

Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.

Julie Mortimer

Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.

Boaz Ang

Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.

TEESDALE FAQ

Carpenter Teesdale — common questions

Do I need a permit for a shed in Teesdale?
Not under the design overlay if it is at least 20 metres from a main road, 10 metres from other roads, 5 metres from other boundaries and 15 metres from a neighbour’s house. A building permit may still apply, and the flood or bushfire overlay can add steps.
Has the flood mapping changed?
Yes. Updated floodway and flood overlay mapping from the Teesdale flood study took effect in December 2025. We check your address.
Can I subdivide my block?
The structure plan encourages infill subdivision, with a minimum lot size of 4,000 square metres while the town is unsewered. Parts of town need an approved development plan first, and a permit is required.
Is my house heritage-listed?
Almost certainly not. Only a handful of places are, including the school building, the Presbyterian church and the Gowan Brae and Woolbrook homesteads.
Do you work around Teesdale?
Yes. We have done 13 jobs in Bannockburn next door, and plan the trip so the work is done without extra visits.
ABOUT TEESDALE

About Teesdale

A town was surveyed at Teesdale in 1852, where the Shelford–Bannockburn road crosses Native Hut Creek, and a Presbyterian church and school followed in 1858. The name is thought to come from an outstation of pastoralists T & S Learmonth.

The 2021 census counted 2,308 residents, nearly all in separate houses averaging 3.6 bedrooms. Young families on big new blocks are why the work here is outdoor living and practical additions.
