We repair St Leonards homes and can add to beach houses, family homes and the newer estates off Ibbotson Street, and we can look after holiday and Airbnb homes around their bookings. Close to the water, coastal flood and frontage rules decide what can be built.
St Leonards has grown steadily since the 1960s: older beach streets near the pier, and newer estates off Ibbotson Street and Leviens Road.
Our 6 St Leonards jobs include replacing a bathroom vanity and re-tiling the kickboard, resealing outdoor windows that hadn’t been sealed properly or to the bushfire rating, repairing a fence post damaged around the gas and water meters, and replacing glass with cement sheeting on a timber frame fixed to concrete. Salt air and sand find every gap, so sealing and fixings matter here.
Land on Ibbotson Street, Bluff Road and Leviens Road was rezoned for housing in 2017, and the new streets around Sparrowhawk Road and Black Swan Drive now hold more than 1,000 addresses, with typical lots of about 450 square metres. There are also two over-50s land-lease communities. Young houses on small lots need decks, pergolas, fences and the first round of adjustments.
At the 2021 census 45% of St Leonards homes weren’t lived in full-time, and we can look after holiday and Airbnb homes around their bookings. About 280 addresses sit in the coastal inundation overlay, where a deck, verandah or extension of up to 20 square metres needs no flood permit. Along Bluff Road and The Esplanade, a frontage overlay needs a permit for a building over 7.5 metres or where no side boundary is kept 2 metres clear.
Running a shop on Murradoc Road, a caravan park or a club near the foreshore? That side of our work is on our commercial carpentry page for St Leonards.

Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
James Langdon took up his St Leonards pastoral station in 1849, and a pier was working by 1862. The primary school on Murradoc Road opened in 1874. The town has grown steadily since the 1960s, and the pier is due to be rebuilt in 2027.
The 2021 census counted 3,542 residents with a median age of 56, and nearly half of homes owned outright. Beach houses, homes not lived in full-time and new estates side by side are why the work here ranges from resealing windows to first decks.
