We replace fascias, rebuild bathroom floors and showers, and fit handrails in Manifold Heights’ 1920s cottages and postwar homes, beside Geelong West. A small heritage area around Girton Crescent sits inside it.
Manifold Heights is a compact suburb of 1920s and postwar homes, with shops along the odd-numbered side of Shannon Avenue.
Our 6 Manifold Heights jobs include replacing a bathroom floor and rebuilding a shower with a new base, screen and tiling, fitting a shower handrail and safety hinges on a bathroom door to an occupational therapist’s assessment, and, for a commercial client, replacing about 1.5 square metres of subfloor flush, with new vinyl and plaster to match. In houses this age, the bathroom is often where water has quietly done damage.
We have replaced two sections of fascia, reconnected the TV aerial, then primed and painted them two coats. At least one Manifold Heights home, on Girton Crescent, is a State Savings Bank design of the kind popular between 1923 and 1928, clad in weatherboards and shingles under corrugated iron. Matching profiles is what stops a repair from showing.
The Girton Crescent heritage area covers Girton Crescent, Longview Avenue and Airey Avenue. Paint colours and front fences aren’t controlled there, but demolition, additions and new buildings still need a heritage permit. Across most of the suburb, a view-sharing overlay needs a permit for anything more than 7.5 metres above natural ground, so single-storey extensions are the simpler path.
Running a shop or office on Shannon Avenue, or looking after a school, church or village nearby? That side of our work is on our commercial carpentry page for Manifold Heights.

Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Manifold Heights takes its name from the Manifolds’ vineyards, owned by the Western District pastoralists John and Peter Manifold. Houses began going up in the 1920s; a Baptist church opened on Shannon Avenue in 1923 and the state primary school three years later.
The 2021 census counted 2,681 residents, with about one home in eight a flat and three in ten rented. Century-old homes, a small heritage area and a height rule are why the work here is careful repair and matching.
