Gheringhap is farmland and rail country on the Midland Highway between Batesford and Bannockburn, with part of the Moorabool River valley inside its boundary.
The median farm lot is about 13.6 hectares, and every home counted at the 2021 census was a separate house. Under the Golden Plains Farming Zone, a new house needs a permit unless the lot is at least 100 hectares. An extension of up to 200 square metres, or an outbuilding of up to 250 square metres that goes with the house, needs no zone permit if it meets the road, boundary, neighbour and 100 metre waterway setbacks.
A landscape overlay covers the Moorabool River corridor. A building needs no permit under it if it’s under 6 metres high, adds no more than 50 square metres, uses muted colours, needs no more than 600 mm of cut or fill, and is more than 50 metres from the top of the bank. Most fences within 50 metres of the bank need a permit.
Flood overlays cover parts of the low ground. In the inundation overlay, a carport, pergola or shed open on all sides, or a deck on stumps or piers with its foundations open on at least three sides, needs no permit. All of Gheringhap is bushfire prone, but there is no Bushfire Management Overlay. We check the address before planning anything.

Gheringhap’s school opened in 1858, the railway to Ballarat arrived in 1862, and the line to Hamilton followed in 1913, which made Gheringhap the junction it still is. The post office opened in 1869 and closed in 1968.
The 2021 census counted 132 residents with a median age of 49. Farm lots, a river valley and flood mapping are why the work here is checked before it’s built.
