Newcomb grew quickly in the 1960s, and it is now changing from the inside, with units and townhouses built on bigger blocks.

The special building overlay covers about 833 of Newcomb’s 3,085 addresses. In it, a fence, a pergola or verandah, or a deck needs a planning permit. A small extension under 20 square metres with its floor at least 300 millimetres above the flood level is exempt, as is an upper-storey extension. Along the bay edge, a coastal flood overlay applies to a few dozen more.
About 52 hectares of Newcomb is zoned for increased housing diversity, which allows up to 70% site coverage, so that is where more units and townhouses are encouraged. Newcomb is named after Caroline Newcomb, companion and partner of Anne Drysdale. The area was known as West Maloop until 1956, when the progress association asked for the change. It grew fast in the 1960s as heavy industry came to nearby Point Henry; the primary school opened in 1959 and the high school in 1969.
The 2021 census counted 4,704 residents, with a median age of 40 and about one home in six a townhouse. Sixty-year-old houses, new units and a flood overlay are why the work here is repair and well-checked outdoor work.
