Moriac is a small Surf Coast township on Hendy Main Road and Cape Otway Road, with acre blocks and farms around it.
Township blocks are typically about 2,000 square metres and low-density lots about 4,100, because the town has no sewer. With 54% of homes on four or more bedrooms and a median age of 38, the work is decks, verandahs, sheds, storage and extensions for growing families. Council adopted amendment C145, the Moriac structure plan, in September 2026 and resolved to send it to the Minister. It sets a town boundary and marks a future low-density area south of the Hinterland estate. Council forecasts up to 95 new homes by 2036, and 14 new addresses on MacMessen Court were added in 2024.
On farmland the zone requires 60 hectares for a dwelling without a permit and setbacks of 20 metres from most roads. A flood overlay exempts extensions up to 40 square metres at or above floor level, and decks, pergolas and verandahs. Nearly all of Moriac’s land, and about six in ten addresses, is mapped as bushfire prone, but no Bushfire Management Overlay applies.

The railway reached Moriac in 1876, and a bluestone platform and gabled station building followed in 1877. The local progress association helped fund Moriac State School on Hendy Main Road in 1922.
