We repair sheds, renovate laundries and bathrooms and paint farmhouses on Balliang’s farms, between the Brisbane Ranges and the Werribee Plains. The locality is split between two councils, and each has its own rules for sheds.
Balliang is farmland, with about 225 properties and a hall, a fire station and a church on Bacchus Marsh–Balliang Road.
We have done 7 building and repair jobs in Balliang: re-cladding shed walls, repairing a shed after a tree came down on it, a laundry renovation, a bathroom renovation, painting through a farmhouse, and general repairs. Out here one visit often covers several jobs, so we plan the list together.
About 55% of Balliang is in Moorabool Shire and 45% in Greater Geelong. In both, the Farming Zone lets you extend a house by up to 200 square metres or build an outbuilding of up to 250 square metres without a planning permit, if it meets the setbacks. On the Moorabool side, a design overlay also means a building needs a permit unless all its walls and roof are clad in non-reflective materials, so bare zincalume would need a permit.
Parts of both sides are under overlays protecting the Werribee Plains grasslands, where an outbuilding needs a permit and extensions over 50 square metres do too. The whole locality is bushfire prone, so new habitable work is built to a bushfire attack level, and a few properties near the Brisbane Ranges are under the Bushfire Management Overlay as well.

We line up several jobs per trip to Balliang where we can.
Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Balliang sits on the former Staughton Vale Estate, named after the pastoralist Simon Staughton, who took up runs in the district in 1842. The estate was cut into 50 farm allotments in 1908, and a school followed in 1910, a church in 1912 and a public hall in 1918. The timber hall was replaced in 1957.
The 2021 census counted 254 residents, nearly all in separate houses on farms, many of them over 40 hectares. Farm buildings, two councils’ rules and bushfire country are why the work here is planned before it is built.
