Do I need a permit for a deck or pergola in Clifton Springs?
Usually not a planning permit. The view-sharing overlay only applies above 7.5 metres, so most decks and pergolas aren’t caught by it. A building permit may still apply.
Our gate post has rotted at the ground. Can you replace just the post?
Yes. We remove the old post, concrete in a new one and re-hang the gate so it closes properly. We have done this here.
Our fascia is soft near the box gutter. What does that mean?
Usually the box gutter has been overflowing. We replace the rotten fascia and check the beam behind it, as we have on a Clifton Springs house.
Can I add a second storey?
Possibly, but on most of the town a house over 7.5 metres needs a planning permit, and a view impact analysis where views are affected. A designer or planner can tell you what your block allows; we do the carpentry.
Are there fence rules on the escarpment?
On the escarpment between Clifton Springs and Portarlington, a landscape overlay needs a permit for fences, except open post-and-rail up to 1.8 metres or solid fences up to 1.2 metres. It only covers a couple of properties.

About Clifton Springs

The discovery of mineral springs here was announced in 1870, and a hotel opened in 1888 and a jetty in 1890 for the bay steamers. In 1959 developers bought 1,300 acres with two miles of bay frontage and engaged Victor Gruen and Associates to design a country club estate with 5,000 house lots.

The 2021 census counted 7,646 residents with a median age of 48, nearly all in separate houses. Big homes on sloping blocks, bay weather and a height rule are why the work here is outdoor timber, doors and well-planned additions.
