Breamlea is a small beach township between Bass Strait and the Breamlea wetlands, with a caravan park, a general store and the surf club.
The township mixes fibro-cement shacks from the 1950s and 60s with modern architect-designed houses, on blocks of about 700 square metres. Old shacks need cladding, windows and decks kept up, and newer homes need salt-air maintenance. We have done 75 jobs in Connewarre and 23 in Torquay, both next door.
About four in ten Breamlea homes (40%) weren’t lived in full-time at the 2021 census. We look after holiday and Airbnb homes: repairs between guests, decks kept safe, and photos sent when the job’s done.
The township’s design overlay allows only one house on a lot, with no permit possible to vary that, and no new lots; buildings should stay under 7.5 metres, in muted, non-reflective colours. Since 9 October 2026 a landscape overlay covers most of Breamlea, so building work needs a planning permit, though a carport, garage, pergola, verandah, deck, shed or rainwater tank that goes with the house can use VicSmart, the faster permit process. Under that overlay, fences need a permit unless they’re post-and-wire or post-and-rail up to 1.5 metres, and so does removing native vegetation.

Breamlea was once called Bancoora, and the SS Bancoora ran aground on 14 July 1891. Buckley’s Well, off Horwood Drive, is reputed to have been used by William Buckley, who lived with local Aboriginal people from 1803 to 1835.
The 2021 census counted 151 residents with a median age of 56. Tightly held beach houses, strict township rules and fire mapping are why the work here is small, careful and well planned.
