We add the decks, fences and finishing touches that Charlemont’s new homes are handed over without, and we fix the doors and seals as they settle in. The suburb went from paddocks to estates in about ten years, and most of its homes are still young.
Almost every Charlemont house is a separate home on a new estate lot, with the Barwon River floodplain along its edge.
Charlemont Rise alone is planned for about 1,400 homes on lots from 228 to 600 square metres, and Haymont, The Reserve, Allemore and East 35 are all still selling. New homes are often handed over without a deck, a pergola or a proper side fence. Our Charlemont jobs have included a composite deck, fencing and door work, the jobs that turn a handover into a home.
Much of the suburb is in the Horseshoe Bend growth plan. On a lot under 300 square metres tagged for the Small Lot Housing Code, one house can be built or extended without a planning permit if it meets the code. Estate design guidelines can add their own rules about what can be seen from the street, so we read both before we draw a deck or a pergola.
New houses settle in their first few years, and doors are usually where it shows: a latch that no longer lines up, a door that rubs, a seal that has pulled away. We have fitted smoke seals and adjusted doors here, and the same care goes into a family home. With three in five homes on a mortgage and a median age of 29, Charlemont is a suburb of young households, and we build for people who want it done once and done right.

Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Charlemont was gazetted as a suburb in February 2012, carved out of land that had been part of Grovedale and Marshall as the Armstrong Creek growth area took shape. Some streets in Charlemont Rise are named after characters and places from the television series Game of Thrones.
The 2021 census counted 2,612 residents, up from a few hundred five years earlier, and the Charlemont Rise shopping centre was completed in 2025. Brand new homes on compact lots are why the work here is finishing them and keeping them right.
