Curlewis is mostly the Jetty Road estates between Drysdale, Clifton Springs and Leopold, with farms and rural living blocks around them.
Curlewis had 618 homes in 2016 and 1,600 in 2021, two-thirds with four or more bedrooms and a median age of 34. On estate lots of about 486 square metres, the first jobs are usually a deck or pergola, side gates and fences, and adjusting doors as a new house settles. Amendment C387, gazetted in June 2025, rezoned about 150 hectares in Curlewis for housing as the second half of the Jetty Road growth area, with Tivoli Drive and Greenvale Drive as boulevards. Council’s 2023 Q&A said construction would likely be completed by 2027–28. The town is held inside the Bellarine’s protected settlement boundary.
Rural living blocks around Avila Road are typically about 2 hectares. A design overlay there needs a permit for an outdoor pool, sets a 7.5 metre height and a 20 to 35 degree roof pitch, and prefers natural-stained timber. About 93% of the locality is bushfire prone, but there is no bushfire or flood overlay.

Coriyule, built in 1849 for squatting partners Anne Drysdale and Caroline Newcomb, stands on McDermott Road and is on the Victorian Heritage Register; its carpentry and joinery were done by Brenton and Howell. Curlewis had a post office from 1866 to 1973.
The 2021 census counted 4,175 residents, nearly all in separate houses and three in ten renting. A young estate on old farmland is why the work here is first decks, fences and settling-in repairs.
