There, a design overlay needs a permit for a building within 10 metres of a road, 5 metres of a boundary or 15 metres of a neighbour’s house. Along the river, lots abutting the Moorabool have a 1 hectare minimum. We check both before setting out a shed or extension.
The Moorabool River landscape overlays let a building under 6 metres high, adding no more than 50 square metres and more than 50 metres from the top of the bank, go ahead without a permit; fences within 50 metres of the bank need one. About 96% of the locality is bushfire prone. State planning for the Batesford North and South growth precincts was due to begin in July 2026, with plans due by 2031.

Batesford takes its name from brothers Alfred and John Bates, who settled in 1837 where the Moorabool River could easily be forded. Between 1858 and 1862 the road bridge was replaced with a five-span structure and a larger railway bridge on nine basalt piers was built just upstream. A Midland Highway bridge and the railway viaduct over the Moorabool are on the Victorian Heritage Register.
The 2021 census counted 1,141 residents, with a median age of 39 and fewer than one home in thirty rented. Big family homes on river acreage are why the work here is careful finishing and well-sited additions.
