We repair Portarlington’s cottages, beach houses and newer estate homes, and we look after holiday and Airbnb homes around their bookings. Close to the water, the coastal flood and seafront rules decide what can be built, so we check them first.
Portarlington is a bayside town of older cottages near the centre, holiday houses and newer estates, now held inside a fixed settlement boundary.
Our 9 Portarlington jobs have been doors and locks in 3, water damage and leaks in 2, and tiling in 2. That includes removing two skylights, patching the ceiling and painting after water got in, and checking a box gutter that overflowed in a downpour. Near the bay, wind-driven rain finds every weak point, so we look for where the water is coming from.
Streets close to the bay sit in the coastal inundation overlay. There, a deck or verandah of up to 20 square metres, an extension of the same size, or an upper storey can go ahead without a flood permit; bigger work needs one. On the seafront along The Esplanade and Ramblers Road, a design overlay applies above 7.5 metres or where side boundaries aren’t kept clear. Other streets are in a drainage overlay where fences, decks and pergolas need a permit.
At the 2021 census 37% of Portarlington homes weren’t lived in full-time, and we look after holiday and Airbnb homes around their bookings. The town’s settlement boundary is now law, so growth comes from estates such as Panorama, with lots of about 420 to 770 square metres, and from renovating what is already here.

Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Portarlington was surveyed as Drayton and renamed in 1851, when its town lots were sold. A flour mill began working in 1857 and is now on the Victorian Heritage Register, and the first public jetty opened in 1859. After the 1960s the town grew as a retirement area, and a new pier opened in 2022.
The 2021 census counted 4,436 residents with a median age of 62, and more than half owning outright. Older cottages, holiday homes and coastal rules are why the work here is careful repair and well-sited additions.
