Corio has a large stock of houses built by the state in a 20-year rush, and a lot of Corio homes are now rented.
From the late 1950s the Housing Commission built five estates in Corio, about 2,500 houses in around 20 years. Those homes are now 50 to 65 years old. Across our 59 Corio jobs, doors came up in 19, painting and plaster in 10 each, and gutters and fascias in 6. That is a house this age asking for its gutters, eaves, frames and linings to be looked after properly.
At the 2021 census about 40% of Corio’s homes were rented, against about 29% across Victoria. Since 2021 Victorian rentals have had to meet minimum standards for things like locks, windows and structural soundness. We do the repairs that come out of a routine inspection, the work between tenants and the fixes that keep an older house compliant.
Cedar Woods’ Somerley on Plantation Road is about 400 lots across 11 stages, at 179 to 350 square metres, and its first two releases sold out in 2026. Small lots mean small yards: compact fences, screens and storage rather than a big alfresco. Elsewhere, about a tenth of Corio is zoned to encourage units on old house blocks, so knock-down rebuilds are coming too.

Corio was first known as Cowie’s Creek, after the landowner James Cowie. Geelong Grammar moved to its Corio campus in 1914, and its original buildings are heritage listed today.
The Housing Commission arrived in the late 1950s, and Corio Village shopping centre opened in 1973 to serve the estates. The 2021 census counted 15,497 residents, with a median age of 35. A large stock of 60-year-old public-built houses, many now rented, is why the work here is repairs, upkeep and rental work.
