North Shore’s housing is zoned under a neighbourhood residential schedule named for the suburb, and subdividing into lots under 500 square metres has to come with plans for the houses. Nearly all of the residential pocket also sits in the Port of Geelong environs overlay, which protects the port’s future and can bring a permit into play for new dwellings and some works. So most work here is repairing and renovating the houses already standing, and we check the overlay before we plan anything bigger.
The area was subdivided in 1892 as a residential locality with an esplanade, a park and a jetty, and by 1902 it was a small holiday resort. Housing grew west of the industrial land. Their weatherboards, windows, decks and fences are what these houses need, and with more than four in ten homes rented, so are repairs for landlords.

By the mid-1920s the name Corio had replaced Cowie in this area, and the land around Cowies Creek became North Shore. The mouth of the creek was dug out to become Corio Quay from 1909, and in 1925 the Ford factory and the Pivot phosphate works both opened here.
The bayside streets were first laid out in 1892, before most of that industry arrived. The 2021 census counted just 325 residents. A small, old residential pocket wrapped in port land is why the work here is repair and renovation rather than new building.
