Our 4 Moolap jobs, three of them for commercial clients, include replacing a fascia with the flashing repaired to fix the cause of a leak, the gutter reinstalled and an eave sheet replaced; scraping back and repainting eaves; replacing a door with a slab door and fitting a deadlock; and painting out graffiti on two doors and clearing gutters.
Moolap’s low-density lots have a 0.4 hectare minimum, with a typical size of about 4,000 square metres, and its rural living blocks are around 1.7 hectares. The Bellarine Lakes lifestyle village holds about 270 addresses. A special building overlay for overland flooding reaches about 100 low-density homes, so outdoor works there can need a permit, and we check the address first.
The former Alcoa smelter at Point Henry closed in 2014. Council policy supports medium to higher density housing and tourism there, and housing in Moolap East once industry relocates, but Alcoa expects a redevelopment to take more than 20 years and its environmental audit is targeted for completion by December 2027. For now, the work is the homes already here.

Richard Cheetham opened salt works at Moolap in 1888 on its natural salt deposits, and the saltworks are now on the Victorian Heritage Register. The former Moolap Inn on the Bellarine Highway is heritage-listed too. The state’s Moolap coastal framework plan of 2019 covers more than 1,200 hectares and 10 kilometres of coastline, but rezones nothing.
The 2021 census counted 1,825 residents with a median age of 59. Big blocks, a lifestyle village and pockets of flood control are why the work here is roof edges, doors and well-checked outdoor jobs.
