Our 2 Mannerim jobs were both door replacements for commercial clients: a new slab door with stainless handles, locks and hinges and a repainted frame, and a second door replaced, the jamb blocked at the latch and an anti-break-in strike shield fitted, then painted. A farmhouse door that has dropped or a shed door that won’t lock is the same job.
Under the Farming Zone, an extension of up to 200 square metres or an outbuilding of up to 250 square metres needs no planning permit, provided it is 20 metres from a road, 100 metres from a highway, 5 metres from other boundaries and 100 metres from a neighbour’s house. With typical properties around 31 hectares, those distances are usually easy to meet, but we measure them first.
Landscape overlays for Lake Victoria and Yarram Creek and for Swan Bay cover about 30% of Mannerim, and the whole locality is mapped as bushfire prone, with a small part under the Bushfire Management Overlay. We check what bushfire construction level applies, and both overlays, for your property before drawing anything.

Mannerim’s school opened on 21 May 1891 as Paywit South and closed in 1974; the building on Swan Bay Road is heritage-listed. A new Swan Bay ambulance branch opened on Swan Bay Road between Queenscliff and St Leonards in 2019.
The 2021 census counted 108 residents on properties typically around 31 hectares. Working farms near two protected waterways are why the work here is planned around setbacks, landscape and fire.
