We have fixed a sagging ceiling, replaced a back door and fitted a rangehood and exhaust fan in Marshall homes, and can do the same in its villas and townhouses. A new precinct that could bring 1,660 homes is planned beside the station.
Marshall is a small suburb around its railway station, between Belmont, Grovedale and Charlemont, with the Barwon River along its edge.
Both of our 2 Marshall jobs were inside homes: propping sagging ceiling plaster back up to the battens and screwing it off, with new plaster and cornice, sanded and painted, plus a back door replaced and painted reusing its hardware; and fitting a new rangehood, cutting the cabinet down 20 millimetres to suit, with a new bathroom exhaust fan and toilet seat.
About 38% of Marshall’s addresses are in three retirement villages, and 29% of homes are semis or townhouses. Smaller homes need their doors, cabinets, rails and ceilings kept right, and owners often want the work done quickly and cleanly.
The Marshall precinct structure plan, gazetted in December 2025, covers about 123 hectares by the station and could bring 1,660 homes. New homes there need a recycled water connection or a 2,500 litre rainwater tank. Along the Barwon, a floodway overlay covers about 13% of the suburb, and two-thirds is mapped as bushfire prone.

The same crew start to finish, and we tidy up after.
Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Marshall is named after Thomas Marshall, a Geelong wool merchant who set up a wool scouring works near the breakwater in the mid-1850s. The railway station closed in 1964 and reopened in 2005.
The 2021 census counted 2,299 residents with a median age of 43. Villas, townhouses and a new precinct on the way are why the work here ranges from small repairs to first jobs on new homes.
