We can rebuild the decks, pergolas and fences on Torquay’s sold-out estates, repair and extend the old beach houses near the foreshore, and help families add room now that the town has a fixed edge. Growth is now held inside a fixed boundary, and the estates built in the last boom are coming due.

Highlander, Zeally Sands, Seachange, Salt and Surf View are among the Torquay estates now listed as sold out, and Stretton in Torquay North released its Stage 7 back in 2023. Many sit on compact lots, Stretton’s Stage 7 ran from about 380 square metres, and the oldest of them have decks, fences and shade structures reaching the end of their early life. We re-board and rebuild decks, replace paling fences and add the pergola the backyard was always waiting for.
Council’s character study records concern about small holiday homes being replaced with larger houses, and describes the older stock as weatherboard and fibro with iron roofs. Many of those houses are still worth keeping. In Old Torquay North, Wombah Park and the Church Estate, the design overlay wants garages and carports set at least 1 metre behind the front wall, so we plan extensions and carports with that rule in mind from the start.
Torquay’s protected settlement boundary was written into the planning scheme in February 2026. Spring Creek now sits outside it, and council says Messmate Road has no set start date. So families extend rather than move: a second living area, a studio, a deck that becomes an outdoor room. In central Torquay the landscape overlay protects Moonah and Bellarine Yellow Gum, and we design around them rather than through them.

Torquay was first known as Spring Creek. At the suggestion of James Follett, who came from Torquay in Devon, the name Torquay was officially adopted in 1892. In 1967 Fred Pyke opened a surfboard shop in town, and Rip Curl, Quiksilver and Piping Hot all began there.
From a holiday town of weatherboard and fibro, Torquay became the Surf Coast’s growth engine: between 2017 and 2022 Torquay and Jan Juc accounted for 83% of all residential subdivision in the shire. The 2021 census counted 18,534 residents, and half the homes have four or more bedrooms. Now the boundary is fixed, so more and more of the work here is looking after and extending the houses already standing.
