We replace fascias, fix bathrooms and fit out sheds in Herne Hill’s post-war houses and unit blocks, on the high ground at the western edge of old Geelong West. Nearly one in five homes here is a flat, so we can work for owners, landlords and owners’ corporations alike.
Herne Hill grew after the Second World War, and unit blocks were added later among the original houses.
Fascia came up in 2 of our 6 Herne Hill jobs: replacing a fascia section at an entry with Colorbond corner capping, and covering a fascia with Colorbond flashing. On a post-war house, the fascia is often the first timber to go, because it takes the overflow when a gutter blocks.
The rest of our Herne Hill work has been inside: a new suspended ceiling, plaster and an exhaust fan to deal with mould over a shower, bathroom fit-off, a bamboo kitchen bench, and framing, insulating and lining an old shed.
Almost all of Herne Hill’s housing is in a slow-change zone with a view-sharing overlay over the same streets. A permit is only needed for a house or extension more than 7.5 metres above natural ground, so single-storey work is usually unaffected and a second storey above 7.5 metres needs a permit. A few streets are in a special building overlay for overland flooding, where fences, decks and pergolas need a permit.
Looking after a school, the fire station or a shop on Church Street or Minerva Road? That side of our work is on our commercial carpentry page for Herne Hill.
Ordered by the work we have done in Herne Hill, then what post-war homes and unit blocks need.
Fascia sections and corners replaced or capped.
Bathroom ceilings, mould and plaster repairs.
Shed fit-outs, benches and small renovations.
Gutters fixed so the fascia stays dry.
Repairs for unit blocks and owners’ corporations.
For the nearly four in ten homes that are rented.
Doors and windows on older houses kept working.
A call or a message. A photo of the fascia or the ceiling helps.
Mould needs ventilation; a rotten fascia needs a working gutter.
Itemised and free, with what is included and what is not.
The same crew start to finish, and the area painted and tidy.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Herne Hill was the most westerly part of the former City of Geelong West, possibly named after Herne Hill in England. A burial ground was set aside on the high end of the slope in 1858, now the Western Cemetery. The state and Catholic primary schools opened in 1954 and 1955, and the Brigidine Sisters opened Clonard College in 1956.
The 2021 census counted 3,507 residents with a median age of 36, and nearly four in ten homes rented. Post-war houses, unit blocks and a height rule are why the work here is repair, refresh and modest additions.
