We have refixed a fascia and repaired a door for commercial clients in Ceres, and can do the same on its farm and village homes in the hills above the Barwon. Several old houses here are Barrabool stone, and the whole locality is bushfire prone, so we check what applies before we start.
Ceres is a small village and its farms on the hills above the Barwon River valley.
Our 2 Ceres jobs were for commercial clients: screwing a fascia back to an eave sheet it had come away from, and a door repair. Exposed hill sites take wind, and a fascia or door that has worked loose is the job to catch early.
Village lots in the Township Zone are typically about 1,600 square metres, with a 7.5 metre view-sharing height trigger. Farm properties have a median of about 11 hectares, and only 12 are 40 hectares or larger. Under the Farming Zone, buildings need setbacks of 20 metres from most roads, 5 metres from other boundaries and 100 metres from a neighbour’s house.
Several Ceres houses and homesteads are built of Barrabool stone, and places such as Newlands and Prospect have paint and internal controls. On the northern slope, the Barwon River landscape overlay limits permit-free buildings to under 6 metres high and 50 square metres. The whole locality is bushfire prone.

Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Town lots at Ceres went on the market in 1850, and the village was named after the Roman goddess of agriculture. The primary school’s first stone building, a one-roomed gabled schoolroom of local Barrabool stone, was built in 1875.
The 2021 census counted 266 residents, nearly all in separate houses and three in five with four or more bedrooms. Stone homes, hill farms and fire rules are why the work here is planned before it is built.
