We finish off new estate homes, rebuild the decks and fences on the ones that went in a decade ago, and keep the older farmhouses and sheds on the acreage blocks standing. Bannockburn has all three within a few kilometres of each other, and each one needs something different from its carpenter.

Somerset Estate is up to its final release, Stage 23, and there is another estate in planning off the Midland Highway. New estate homes hand over with very little outside — no fencing between lots, no deck, no shade over a west-facing slab. We build the fences, decks, pergolas and alfresco areas that turn a handover into a house people actually use. And where an estate has already sold out, like Bannockburn Acres, the handover decks are now old enough for their first rebuild.
New framing and a new slab keep settling for a few summers after handover. Doors start to drop and stick, gaps open at the architraves and cornices, and decks pull away from the wall of the house. None of it means the house is faulty, and all of it is cheaper to deal with early than to leave. It is why door and window repair is one of the most common jobs Bannockburn calls us for. If the house is still under builder’s warranty and it is a genuine defect, we will tell you to ring the builder first.
Out at Knights Park Crescent the blocks run 4,000 to 6,300 square metres. That is sheds and machinery storage, fence runs measured in hundreds of metres and gates wide enough for a tractor that still swing true in five years. Wind is the thing people underestimate out this way, so we over-engineer the footings and bracing nobody sees. The older farmhouses and outbuildings were never built all at once, so working out what is original before we quote is most of the job.

The township started in the early 1850s as Leigh Road, a coaching stop on the run to the Ballarat goldfields. It sits about 23 km south-west of Geelong in the Golden Plains Shire, and the country around it has been farmed as long as the town has existed — Bannockburn Vineyards has been going since 1974.
What has changed is the pace. The 2021 census counted 6,470 people and the estates have kept releasing since, which leaves two housing stories side by side: township and farm buildings repaired and added to for well over a century, and estate homes finished last month. That is exactly why the work here splits the way it does.
