PROPERTY MAINTENANCE GEELONG

Property Maintenance Geelong for property managers and strata

We look after rentals and strata buildings for Geelong’s real estate offices and body corporate managers: tenant repairs, make-safe call-outs, end-of-lease work and common-area maintenance. You send the work order. We book access with the tenant, do the job, and send back photos and an itemised invoice against your reference.

WHAT WE DO FOR MANAGERS

Rentals, portfolios, end of lease, strata and body corporate

Four kinds of work come from managers. Each of the first, third and fourth has its own page with more detail.

Rental and real estate maintenance

The day-to-day work orders: a sliding door lock that won’t catch, a towel rail off the wall, a bathroom door off its hinges, a frame split by a forced entry, a shower screen that has dropped. We contact the tenant, fix it and report back. More on rental property repairs.

Routine maintenance across a portfolio

Gutters, fascias, decks, fences and paint across a number of properties, planned instead of chased. One contact and one team, with the same standard at every address on your rent roll.

End of lease

Patching, painting and repairs between tenants, so the property is ready to relist: holes in walls, damaged doors, skirtings and touch-ups, done by one team. More on end of lease repairs.

Strata and body corporate

Common areas, stairwells, fire doors, car parks and facades for owners corporations. We have repainted doors and fitted kick plates across three levels of a building, and flood-tested a roof to find its leaks for a strata manager. More on strata and body corporate maintenance.

WHAT SLOWS IT DOWN

What slows rental maintenance down, and how we stop it

Chasing access

We take the tenant’s details from the work order and book the time with them ourselves, so you are not the go-between.

Jobs that grow on site

If a job turns out bigger than the work order, we tell you before we go further and put what we found in writing.

Invoices you can’t match

Every invoice is itemised and carries your PO or work order number, so it reconciles against the job straight away.

Nothing to show the owner

Photos of the finished work come back with every job, ready to forward to the landlord.

Urgent work left waiting

Tell us a job is urgent and it is treated that way. Make-safe work is usually same day or next.

HOW IT WORKS

How a work order runs

We book the tenant

We arrange the time directly and turn up when we said we would.

Fixed and photographed

The repair done, photos taken and anything else we noticed noted.

Invoice and notes

An itemised invoice against your reference, with the photos and our notes.

FROM OUR JOB BOOK

Work we have done for managers

We have also worked with Programmed, the facility managers, for 12 years.

Rental repairs in Armstrong Creek

A sliding door lock, a leaking shower head and a loose towel rail, sent through by the agent with the tenant’s videos. 2025.

A bathroom door in Grovedale

Checked with the tenant on site: the hinge screws had gone. Rehung with longer, heavier screws and working properly again. 2025.

A shower screen in Corio

A shower screen door that had come off its hinges, realigned and refixed. 2026.

Common areas for a body corporate in Geelong

Car park and stairwell doors repainted with new kick plates on three levels, the front door restained and the stairwell pressure-washed. 2024.

Leak finding for a strata manager in Geelong

A flood test on a level 5 roof to trace water reaching a window below. It found about 20 leak points, written up in a report. 2022.

A rental wall in Charlemont

Displaced studs reset, damaged plaster replaced on both sides of the wall, skirtings refitted and the lounge and garage walls painted. 2020.

MANAGER QUESTIONS

Property maintenance: common questions

Do you work for agents, owners and body corporates?
Yes, all three. The invoice goes to whoever is paying, itemised and carrying your PO or work order number.
How quickly can you get to something urgent?
Tell us it is urgent and we treat it that way. Make-safe work is usually same day or next.
Do you contact the tenant for access?
Yes. Give us the tenant’s details on the work order and we book the time with them directly.
What do we get back when a job is done?
Photos of the finished work, an itemised invoice against your reference, and a written note on anything else we found while we were there.
Can you quote from photos or videos?
Often, for small repairs. Tenants’ photos and videos are usually enough to price a lock, a door or a towel rail. For anything bigger we look first.
