We repair and convert buildings on Wurdiboluc’s farm properties around the reservoir, from doors and cladding to turning a shed into usable space, and we can extend the house too. Out here the blocks are big and the rules are about setbacks and bushfire, so we plan to both.
Wurdiboluc is farmland and the reservoir, with about 56 homes spread along Cape Otway Road and the station roads.
We have completed 14 jobs in Wurdiboluc. Doors came up in 9 of them and painting in 9, along with cladding repairs and a shed conversion. On a farm property that same mix covers the homestead door that has dropped, the weatherboards on the exposed side and the shed that could be a studio or a bunkhouse.
Under the Farming Zone, an outbuilding of up to 250 square metres tied to the house, or an extension of up to 200 square metres, doesn’t need a planning permit if it sits outside the setbacks: 20 metres from most roads (40 metres from a main road in the Transport Zone), 5 metres from other boundaries and 100 metres from a neighbour’s house. On land in the salinity overlay the limit for a shed drops to 100 square metres. We check both before we set out.
All of Wurdiboluc’s farmland is mapped as bushfire prone, so new extensions and some sheds are built to a bushfire attack level, with the materials, screens and seals that come with it. Every home counted at the 2021 census was occupied, and more than half are owned outright, so the work is for people planning to stay.

Wurdiboluc shares its name with the reservoir: Wurdee Boluc means big lake in the Wadawurrung language. The reservoir was built in 1927 and enlarged in 1956 and 1991, and it is Geelong’s main water storage. A post office opened in July 1927 and closed in 1966, and a state school once operated here.
The 2021 census counted 147 residents, with every home it counted occupied, mostly on properties of 20 to 60 hectares. Big blocks, farm buildings and bushfire rules are why the work here is planned around setbacks and built to last.
