HOW WE HELP IN MARCUS HILL

What we do for Marcus Hill homes

Marcus Hill is farming country along the Bellarine Highway and the rail trail, rolling down to Lake Victoria and Yarram Creek.

Farmhouses on big blocks

The median property is about 12 hectares, and more than half of homes have four or more bedrooms. Sheds, verandahs, decks and weatherboard repairs are the regular work. Under the Farming Zone, an extension of up to 200 square metres, or an outbuilding of up to 250 square metres that goes with the house, needs no permit if it’s 20 metres from roads, 5 metres from boundaries, 100 metres from a neighbour’s house and 100 metres from a waterway, wetland or flood plain.

The lake landscape

A landscape overlay covers more than half of Marcus Hill around Lake Victoria and Yarram Creek. An extension needs no permit under it if it’s no more than 7.5 metres high, has a footprint of no more than 100 square metres, and is finished in muted, non-reflective tones. We plan colours and rooflines with that in mind.

Fire and heritage

All of Marcus Hill is bushfire prone, and the Bushfire Management Overlay covers 19 addresses. Under it, a building under 100 square metres that goes with the house and isn’t used for accommodation needs no bushfire permit. Carlyle, the Suma Park homestead, the former school and the former post office residence are heritage-listed, so we check before touching them.

What our clients say

Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.

Boaz Ang

Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.

David Meade

Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.

MARCUS HILL FAQ

Carpenter Marcus Hill — common questions

Can I extend my Marcus Hill farmhouse without a permit?
Often. Under the Farming Zone, an extension of up to 200 square metres needs no permit if the setbacks are met. In the landscape overlay, it also needs to be no more than 7.5 metres high, with a footprint of no more than 100 square metres, in muted tones.
What colours can I use?
Inside the landscape overlay around Lake Victoria, muted, non-reflective tones keep an extension permit-free. We help pick colours that work.
Is my house heritage-listed?
Four places are: Carlyle, the Suma Park homestead, the former state school and the former post office residence. The railway line is listed too.
Is Marcus Hill bushfire prone?
Yes, all of it, and 19 addresses are under the Bushfire Management Overlay.
Do you work nearby?
Yes. We have done 18 jobs in Ocean Grove, 12 in Point Lonsdale and 6 in Wallington.
ABOUT MARCUS HILL

About Marcus Hill

Marcus Hill’s post office opened on 7 May 1883 and closed in 1978. The school took the Marcus Hill name in 1905 and closed at the end of 1993; the old school building on the highway is now heritage-listed.

The 2021 census counted 164 residents with a median age of 48, every home a separate house. Farm blocks, lake views and heritage homesteads are why the work here is careful and well planned.
