We can build decks, verandahs and sheds and fix the first jobs on Lethbridge’s new homes, most of them on blocks of around 4,000 square metres or more. Hundreds of new addresses have been created here since 2015.
Lethbridge is a Midland Highway township next to Bannockburn and Meredith, with new low-density streets around an older town centre.
Vicmap has added 379 new addresses since 2015, about 320 of them on residential land, on streets like Harvest Court, Bluestone Avenue and Nash Court. Low-density blocks are typically about 4,400 square metres and township blocks about 4,000. Young homes on big blocks need decks, verandahs, sheds and their first adjustments. On low-density land a design overlay needs a permit only if a building is closer than 20 metres to a main road, 10 metres to any other road, 5 metres to a boundary or 15 metres to a neighbour’s house. A riverine flood overlay exempts open-sided pergolas, carports and sheds, raised decks and verandahs. The Moorabool River landscape overlay covers the river corridor.
The Lethbridge Heritage Precinct has no paint or fence controls, but the station, the bluestone school and St Mary’s church do. The town isn’t sewered, and council’s Growing Places Strategy says more low-density growth will be considered only once land supply runs out and bushfire resilience improves. All of Lethbridge is bushfire prone, though the Bushfire Management Overlay covers no homes.

Lethbridge was first called Muddy Water Holes, and a township was proclaimed in 1854. Bluestone quarried here from 1860 went into the Lethbridge school, the Bannockburn shire hall and the steps of Victoria’s Parliament House.
The 2021 census counted 1,181 residents with a median age of 38, nearly all in separate houses and half with a mortgage. Big new blocks and young families are why the work here is decks, verandahs and sheds.
