Indented Head is a bayside village of separate houses, with foreshore camping grounds along The Esplanade.
Our 2 Indented Head jobs were both recent, for commercial clients: taking out a window, framing a treated-pine wall with polycarbonate sheeting to let light through, cement-sheeting a side wall and fitting a slab door to a bathroom; and relaying synthetic turf on raked, levelled ground. Framing and cladding that stands up to bay weather is exactly what a beach house needs too.
About 250 Esplanade homes are in a coastal frontage overlay: work is permit-free under it if the building stays under 7.5 metres and keeps at least one side boundary 2 metres clear. Behind them, a view-sharing overlay covers about 1,300 addresses and only needs a permit above 7.5 metres. Around 260 addresses near the water are in the coastal inundation overlay, where decks, verandahs and extensions up to 20 square metres are exempt.
At the 2021 census 52% of homes here weren’t lived in full-time, and we can look after holiday and Airbnb homes around their bookings. There is no bushfire or drainage overlay over the houses, and the town is held inside the Bellarine’s protected settlement boundary, so the work is looking after and improving what is already here.

Matthew Flinders named Indented Head from the Investigator in 1802, and on 9 June 1835 John Batman landed a party of occupation here. A 1951 directory called it a seaside resort with a store and a telegraph office.
The town grew from 64 people in 1954 to 1,391 residents at the 2021 census, with a median age of 59. Beach houses on standard blocks, holiday lets and Esplanade frontage rules are why the work here is careful repair and modest additions.
