Waurn Ponds is a small suburban core wrapped in valley farmland, a quarry and the Deakin campus.
Major housing in Waurn Ponds began in the early 1990s around Ghazeepore Road. Those homes are now 25 to 35 years old, the age when first decks go soft, pergolas sag and fences lean. Doors are the job we have done most here, 7 of our 13 Waurn Ponds jobs, and they are often the first sign that a house has moved.
About 15% of the suburb sits under the Waurn Ponds Valley landscape overlay, which aims to keep the natural skyline and avoid obtrusive buildings. On those slopes, the siting, colour and height of a shed or extension are judged, so we plan them low and quiet. Near the limestone quarry, the planning scheme says homes should not be built within 500 metres of a working face.
Council’s Waurn Ponds Creek stormwater strategy was doing floor-level surveys in mid-2026, with a final strategy due in 2027. Flood mapping could change as a result. Before we design an extension or a new deck on the low side, we check where things stand, so a design doesn’t have to be redone.

A limestone quarry opened at Waurn Ponds in the 1840s, and the name is thought to come from an Aboriginal word meaning camp. Deakin University’s campus arrived in 1977 on a site of about 365 hectares, and Waurn Ponds station opened in October 2014.
Suburban housing followed from the early 1990s. The 2021 census counted 4,956 residents with a median age of 27. Homes reaching 30 years old, in a valley with landscape rules, are why the work here is renewal and careful siting.
