Timber windows with rotted sills and frames, sash windows with broken cords or sashes that are painted shut or rattle, broken glass, and windows that let the rain in. We repair what can be saved, splice in new timber where the rot is, and paint it to match, so the window keeps working and keeps the look of the house.

Most window repairs are one of these, and the first two are the ones we are asked for most.

Windows that won’t open, close or lock: sashes eased so they run, latches refitted and stoppers added so the window opens as far as it should and locks when it shuts.
Rot sits where water does: the sill, the bottom of the jamb and the trims under the window. We cut it out back to sound timber, replace it, and prime every cut end.
Missing side flashings and sealant that traps water. We open the cladding around the window, flash it properly and make good.



We do every part of sash window work. It sits alongside the rest of our heritage carpentry, keeping period homes working without losing what makes them period homes.
A sash that drops or won’t stay up has a broken cord. We open the pocket, fit new sash cord to the weights, rebalance them and free the pulleys so the sash slides and stays put.
We cut through the paint, ease the sashes and beads, and take back tight edges so both sashes slide the full height of the frame.
Worn parting beads and loose staff beads let the sashes rattle and the wind through. We replace and refit the beads so the sashes run snug.
The bottom rail of the lower sash and the sill under it take the most water. We splice in new timber, or replace the sill, and prime every face.
Cracked panes replaced, loose glass re-bedded, and old cracked putty raked out and re-puttied before painting.
Sash locks and catches fitted so the window locks shut. When a sash is past saving, a new one is made to match the old profile and we fit and hang it.
Silicone run along the bottom of a frame stops it draining, so water sits in the joints. We take it off where it doesn’t belong.
Plenty of older windows were put in without side flashings. Water runs down behind the cladding and rots the frame from the back.
Once the paint cracks on a sill, the timber starts to soak up water. Repairs are primed on every face before the top coats.
Years of paint glue a sash to its frame. Forcing it splits the timber; cutting it free doesn’t.

Glass removed, the bottom sill repaired, new glass fitted and both panes re-beaded, with a latch and stopper added. 2021.
Windows that had been painted shut worked free so they open again, alongside realigning two sets of French doors. 2022.
