We have battened and clad new homes at lock-up for builders in Fyansford, and done plaster, door and paint repairs in a finished home. Most of Fyansford’s addresses were created between 2015 and 2022, as the estate grew on the old quarry and cement works land, with the river valleys and a heritage village below.
Fyansford grew from fewer than 200 people in 2016 to more than 1,200 in 2021, as the estate on the former quarry and cement works filled in.
Both of our 2 Fyansford jobs were for builders: battening out and straightening walls and fixing external cladding on new houses at lock-up, and a round of repairs in a finished home, with doors adjusted, four large plaster cracks patched, a skim coat along the skirting, painting, caulking and a tile replaced. New houses settle in their first few years, and that is the work that follows.
In Fyansford’s general residential zone the typical lot is about 500 square metres, and Vicmap was still adding new addresses on Longleaf Street and Elevation Drive in 2026. With 56% of homes on a mortgage and three in five with four or more bedrooms, the next jobs are decks, pergolas, fences and storage for growing families.
Landscape overlays along the Barwon and Moorabool rivers let a building go ahead without a permit only if it is under 6 metres high, adds no more than 50 square metres, uses muted natural colours, changes ground level by no more than 600 millimetres and is more than 50 metres from the top of the bank; most fences near the bank need one. Parts of the valley are in a floodway overlay. The Fyans Heritage Area has no paint controls, but places like the former primary school do.

Fyansford is named after Captain Foster Fyans, who set up a police camp where the Barwon could be forded. In 1900 the timber bridge was replaced with a Monier reinforced concrete bridge by Monash and Anderson, now on the Victorian Heritage Register, and the cement works closed in 2001.
The 2021 census counted 1,206 residents with a median age of 34. A young estate beside a nineteenth-century river village is why the work here moves between new-home repairs and careful heritage jobs.
