We fix doors and locks, build cupboards and robes, and plan sheds and extensions for Lovely Banks homes, from the suburban streets off Cox Road to the rural living blocks out towards Anakie Road. On the acreage side, the planning rules are stricter than most people expect.
Lovely Banks is two places: about 850 suburban properties, and about 340 rural living properties on acreage.
Of our 12 Lovely Banks jobs, doors and locks came up in 5, including drop bolts on double doors, safety glass in sliding doors, and a custom door made to match a heritage building. Painting came up in 3, and we have built a drying cupboard and turned a room into a walk-in robe. Some of that door work was at the water basin’s heritage buildings; at homes it has been locks, safety glass and storage.
The rural living zone lets you build an outbuilding of up to 250 square metres or extend the house by up to 200 square metres without a planning permit. But much of Lovely Banks is under an overlay protecting the Werribee Plains grasslands, and there an extension over 50 square metres, and an outbuilding of any size, needs a permit. It covers about 210 addresses, so we check it before anyone orders a shed.
Nearly all of the locality is mapped as bushfire prone, including every rural living address, while most of the suburban streets are not. On acreage, new homes and extensions need a bushfire attack level (BAL) assessment. Homes here average 3.6 bedrooms, and more than half have four or more.

A United Methodist chapel opened in or before 1871 at Lovely Banks, the site of a service reservoir for Geelong’s water supply, and a school opened in the chapel in 1875. The Catholic Chanel College opened in 1958 and was taken over by Geelong Baptist College in 2002.
The population grew from 513 in 2001 to 2,782 at the 2021 census. Large family homes, acreage and a growth area still in planning are why the work here runs from robes and doors to carefully sited sheds.
