Wandana Heights is a hillside suburb between Highton, Waurn Ponds and Ceres, mostly subdivided from the mid-1990s, with the Wandana estate added from 2017.
Nearly two-thirds of homes here have four or more bedrooms, and the typical block is about 755 square metres. Decks that take the view, pergolas, side gates and storage are the usual list. We have done more than 40 jobs next door in Highton and 13 in Waurn Ponds.
A view-sharing overlay covers about 77% of addresses and needs a permit only to build or extend a dwelling more than 7.5 metres above natural ground. Council encourages split-level and stepped designs on the slope. On five lots on Wandana Drive, a separate overlay sets lower heights and a 12 metre front setback.
Villawood’s Wandana estate of 195 lots on Barrabool Road and Cityview Drive came to market in 2017, and nearly all its addresses were created by 2020, so those homes are now ready for decks and outdoor rooms. About 100 addresses in the Kardinia Creek catchment are in a flood overlay, and 37 addresses, on Wandana Drive, Three Springs Road and a few nearby streets, are mapped as bushfire prone.

Wandana Heights was first subdivided for housing in 1965; the name, given by a promoter, is thought to mean to see far away. Most of the suburb was subdivided in the mid-1990s, and the Geelong Ring Road works came through in 2008.
The 2021 census counted 2,195 residents with a median age of 41, nearly all in separate houses. Big homes on sloping, view-facing blocks are why the work here is decks, additions and careful design.
