Meredith is a Midland Highway town between Geelong and Ballarat, with gold-rush stores, timber shops and bluestone buildings on Staughton Street.
Our 3 Meredith jobs were for commercial clients: reattaching a corner flashing whose nails had pulled out, taking out every old roofing nail on a building and replacing them with sealed hex-head screws, and replacing suspended ceiling tiles with acoustic vinyl-faced ones. Nailed roofs on older buildings loosen in the wind, and homes here are no different.
Township blocks are typically about 2,040 square metres, and the zone sets no street setback or site coverage. The Meredith Heritage Precinct along Staughton Street has no paint or fence controls, but the station, former shire hall and churches have paint controls. A design overlay over much of the town lists no exemptions for buildings, so new buildings there will generally need a permit.
Farm lots have a median of about 43 hectares, with a 100 hectare minimum for a dwelling without a permit; extensions up to 200 square metres and sheds up to 250 need none if they meet the setbacks and no overlay applies. The whole locality is bushfire prone, about 144 addresses are under the Bushfire Management Overlay, and flood and Moorabool River landscape overlays apply along the waterways.

Meredith was surveyed in 1851–52 and named after Captain Charles Meredith. The railway from Geelong to Ballarat opened through the town in 1862, and the bluestone station and the 1878 shire hall still stand. The Meredith Music Festival has been held nearby since 1991.
The 2021 census counted 821 residents with a median age of 45, nearly all in separate houses. Big township blocks, heritage streets and fire rules are why the work here is planned before it is built.
