We repair the doors, windows and timber on Leopold’s older houses, finish the yards on the new estates off Ash Road, and help owners add room without losing the view. Leopold doubled in size twice between 1961 and 1981, and a lot of that housing is now due.
Leopold has two kinds of house: the ones built in the town’s first big boom, and the ones going up on its south-east edge now.
Leopold’s population doubled during 1961–71 and doubled again during 1971–81, on the back of industry at Moolap and Point Henry. Those houses are now 45 to 65 years old. It shows in our own records: of our 28 Leopold jobs, doors came up in 16 and windows in 7, the most common carpentry work after painting. Doors drop, frames shift and timber windows stick, and most of it is repairable.
The Ash Road rezoning was gazetted in September 2022, and Caspian Estate there has about 70 lots of 390 to 520 square metres. Estuary’s first phase, started in 2016, sold out and its second is under way. The early Estuary homes are now old enough for their first deck re-coat and fence repairs, and the new lots need everything outside built from scratch.
Across the areas with views to Corio Bay and the coast, the design overlay needs a permit for a house or extension that goes more than 7.5 metres above natural ground. That covers about a quarter of Leopold’s residential land. A second storey is still possible there, but it needs a permit, so we raise it in the first conversation rather than after the plans are drawn.

The land here was subdivided in 1852 as the Princely Domain of Kensington, and by 1865 about 300 people were farming it. The post office opened as Kensington in 1858. In 1892 the town was renamed Leopold after Queen Victoria’s son, the Duke of Albany. Old homesteads still stand along Melaluka and Matthews Roads.
The big change came with industry at Moolap and Point Henry, and two doublings of population in twenty years. The 2021 census counted 13,272 residents, nearly all in separate houses. A large stock of 1960s to 1980s homes, with new estates still going in on the edge, is why the work here splits between repairs and first-time builds.
