About 61 of She Oaks’ 100 addresses are in the Rural Conservation Zone for the Sheoaks–Steiglitz area. There, an extension or an outbuilding of up to 100 square metres needs no permit if it is 20 metres from a road, 5 metres from a boundary and 100 metres from a neighbour’s house. On Farming Zone land the limits are larger, 200 and 250 square metres, but buildings within 100 metres of a waterway need a permit.
The whole locality is bushfire prone, and the Bushfire Management Overlay covers 81 of the 100 addresses. An extension that adds no more than half the existing floor area, or an outbuilding under 100 square metres, is exempt from that overlay; new homes and larger extensions generally need a bushfire permit. Along the Moorabool, fences within 50 metres of the bank need a permit too.
