Shelford is a small Golden Plains village on the Leigh River, with nineteenth-century stone and timber buildings, a new estate and large farms around it.
Village and Manse estate blocks are typically about 4,000 square metres, and farm properties about 30 hectares. Twenty Manse estate addresses on Archibald Drive were created in 2018. Older cottages need repairs that match; newer homes need decks, verandahs and sheds. We have done 13 jobs in Bannockburn and work in Meredith and Inverleigh nearby.
The Shelford Heritage Precinct has tree controls but no paint controls, and the normal outbuilding and fence exemptions apply; places like the former manse and Methodist chapel have paint controls. On the Manse estate, a design overlay needs a permit for fences other than post and wire, avoids double-storey homes, and needs one for outbuildings unless they are under 120 square metres, no more than 6 metres high and behind the front setback.
Along the river, a landscape overlay lets a building go ahead without a permit only if it is under 6 metres high, adds no more than 50 square metres, uses muted, natural, low-reflective colours, changes ground level by no more than 600 millimetres and is more than 50 metres from the top of the bank. Floodway and inundation overlays cover low ground; sheds open on all sides and decks raised on stumps or piers are exempt from the inundation overlay.

A timber bridge replaced the ford across the Leigh at Shelford in 1840, and Captain Francis Ormond built the Settlers Arms Inn there in 1843. The iron box girder bridge that followed is on the Victorian Heritage Register.
The 2021 census counted 263 residents with a median age of 39. A heritage village, a new estate and river rules are why the work here is careful and well planned.
