Mount Moriac is farming country along the Princes Highway west of Waurn Ponds, with a hotel, a recreation reserve and a church.
The median property is about 12.5 hectares, and more than half of homes have four or more bedrooms. The work is sheds, verandahs, decks, fences and the repairs farmhouses need. Mount Moriac is almost entirely Farming Zone, with no residential or rural living land.
About a third of Mount Moriac needs 40 hectares for a house without a permit, and the rest needs 60, so most new homes need one. Extensions up to 200 square metres and outbuildings up to 250 square metres that go with the house need no permit under the zone if they are 20 metres from most roads (100 metres from the highway acquisition land), 5 metres from boundaries, 100 metres from a neighbour’s house and 100 metres from a waterway, wetland or designated flood plain.
A public acquisition overlay runs along the Princes Highway for the planned duplication, so check before building near it. Small flood overlays cover parts of the locality. The whole locality is bushfire prone, though no Bushfire Management Overlay applies.

Mount Moriac was once the district’s administrative centre, with a police station, court and the offices of the Barrabool Hills Road Board. The shire offices moved to Geelong in 1949, and the old shire hall was demolished in 1989.
The 2021 census counted 251 residents with a median age of 42, every home a separate house. Family homes on farms are why the work here is practical and planned around the farming rules.
