We repair fascias, fit doors and renovate bathrooms in Bell Post Hill’s family homes, on the rise looking out to Corio Bay and the You Yangs. More than four in ten homes are owned outright, and a large growth area is planned on its western side.
Bell Post Hill’s population has barely changed in twenty years, but a large growth precinct is planned on its western edge.
Our two most recent Bell Post Hill jobs were both fascia: one replaced and painted after putting scaffold up for access, the other repaired on both sides. We have also made gutters and downpipes safe after damage. Across our 9 jobs here, doors came up in 3 and bathrooms and painting in 2 each.
Three-bedroom houses make up 60% of homes here, and more than four in ten are owned outright. That shows in the work: sliding doors fitted to a laundry, a dog door fitted, a shower screen replaced and a bathroom renovated. These are owners improving homes they intend to keep.
A view-sharing overlay covers nearly all of the suburb’s housing, so a house or extension more than 7.5 metres above natural ground needs a permit and a view analysis; single-storey work doesn’t. To the west, the draft Creamery Road plan provides for about 4,204 new homes, mostly in Bell Post Hill. Council sent it to the Minister for approval in August 2026.

Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Bell Post Hill’s name is thought to come from a look-out post or warning bell on a prominent rise. That rise became the site of the Morongo homestead, built in 1859, which became the Presbyterian Morongo Girls’ School in 1926 and passed to Kardinia International College in 1996.
The 2021 census counted 5,083 residents with a median age of 42, close to the 4,930 counted in 2001. Settled family homes, a height rule and a big growth area next door are why the work here is repair and improvement.
