Moggs Creek is a small bush settlement on the Great Ocean Road between Fairhaven and Eastern View, with Great Otway National Park behind it.
About seven in ten Moggs Creek homes (71%) weren’t lived in full-time at the 2021 census. We look after holiday and Airbnb homes: decks kept safe, doors and windows working, and repairs done between guests with photos sent when we’re finished.
Council’s character overlay describes the houses here as lightweight and airy, in natural materials like timber, on small footprints. Under that overlay, building work needs a permit, though a deck, carport, pergola, verandah or shed can go through the faster VicSmart process. Its standards include a 9 metre front setback, a 7.5 metre height limit and site coverage of 30%.
Most fences need a permit, unless they’re post and wire, no more than 1.5 metres high and, under the habitat overlay, with a 200 mm gap at the ground for wildlife. The Bushfire Management Overlay covers every address; an extension adding no more than half the floor area, or a building under 100 square metres that goes with the house and isn’t used for accommodation, needs no bushfire permit.

Land around Moggs Creek was subdivided for housing only after the Second World War. In 1959 residents put up a brick cairn and a plaster bust to the mythical Sir Samuel Moggs, and the 1983 Ash Wednesday fires destroyed 87 houses here.
The 2021 census counted 120 residents with a median age of 54. Timber houses, bush blocks and strict fire and character rules are why the work here is planned with care.
