We have installed bollards and fitted entry mats at the Geelong-bound freeway service centre, which is officially in Avalon, and done office work here. The airport precinct and 680 hectares of newly rezoned industrial land mean more buildings to fit out and maintain.
Avalon’s commercial side is the airport and its aviation and defence tenants, a freeway service centre, salt and quarry sites, and a new employment precinct.
At the Geelong-bound service centre on the Princes Freeway, which sits inside Avalon, we installed bollards at the gate and the diesel pump, straightened a long dining table and fitted entry mats. In an Avalon office we moved a whiteboard to a new wall. Busy sites need small jobs done quickly and safely, and we have done 15 jobs in Little River next door, some of them at this same service centre.
Avalon Airport’s master plan allows terminal expansion of up to 10,000 square metres, a new international terminal, airfreight and a runway of up to 4,000 metres. Hanwha’s $170 million Armoured Vehicle Centre of Excellence opened in the precinct in August 2024. Tenants need fit-outs, doors, joinery and repairs kept up, and buildings for the airport outside the rail link area need no council planning permit under the airport’s zone, so the operator and tenants are usually the first stop.
On 30 September 2026, about 680 hectares of Greater Avalon Employment Precinct West was rezoned to Industrial 1. The Victorian Planning Authority says it has capacity for about 8,000 new jobs. New sheds and offices there will need fit-outs, partitions, doors and ongoing maintenance, under design rules that include baffled outdoor lighting facing the houses on Avalon Road.

In 1949 much of the Avalon property was sold to the Commonwealth Aircraft Corporation for a jet test field and assembly plant, and salt harvesting began west of the airfield in 1951. Avalon also holds a motor sports complex, a quarry and a special industrial area towards Point Wilson.
An airport, a defence manufacturing site, a freeway service centre and a large new industrial precinct are why the commercial work here is bigger than the 255 residents suggest.
