HOW WE HELP LORNE BUSINESSES

Lorne work we take on

Lorne is a tourist town: shops, cafes, motels and apartments line Mountjoy Parade, with a hospital, a nursing home, a P–12 college and a small industrial estate behind.

Doors at utility plants

At a water authority’s plants we have hung two external slab doors and an internal door with mortice locks, handle sets and closers, freed a binding exit door by resetting its hinges, and fitted door closers on a same-day run with other coastal sites. Elsewhere in town we planed a swollen door and adjusted its hinges and striker.

Offices, depots and washdowns

We have renovated offices, installed a benchtop, laid glued waterproof vinyl planks in a depot toilet area and repointed brickwork around a wash station with a wash-resistant mortar additive. At one office we worked in a harness to clean the verandah roof, windows and gutters, and at another building we pressure-washed the roofs, walls, windows and three tanks.

The strip and the foreshore

Mountjoy Parade’s Commercial 1 zone covers 3.7 hectares. Its design overlay keeps central-core frontages to 7.5 metres above the footpath, with anything higher set back 7.5 metres and 10 metres the maximum, encourages awnings, post-supported verandahs and decks, and favours timber in walls and verandah detail. Point Grey’s redevelopment began in February 2026, the Sea Baths are becoming a spa and wellness centre, and the pier’s decking is being replaced in stages.

WHAT CLIENTS SAY

What our clients say

Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.

David Meade

Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.

Julie Mortimer

Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.

LORNE QUESTIONS

Commercial carpentry in Lorne — common questions

What do the design rules say about Lorne shopfronts?
Ground-floor awnings, post-supported verandahs and decks are encouraged. Signs above the verandah are strongly discouraged, and illuminated signs should sit below verandah level.
Is my building in a bushfire overlay?
Almost certainly. A Bushfire Management Overlay covers 10,369 of the locality’s 10,485 hectares, including 85% of the shopping zone.
Can you work at height?
Yes, with the right setup. We have done harness work in Lorne to clean an office’s verandah roof, windows and gutters.
Can you renovate an office?
We have. In Lorne we carried out office renovation works and installed a benchtop.
Do you make the trip from Geelong often?
Yes. We group coastal jobs into runs, and have done 18 jobs in Anglesea and 2 in Fairhaven.
DOING BUSINESS IN LORNE

Lorne’s hospitality story

The Mountjoys opened a guest house in 1868, and Erskine House, the grand Pacific Hotel and the Lorne Hotel were built by 1878. The Great Ocean Road reached Lorne in 1922.

At the 2011 census, accommodation, cafes and food services made up 19.8% of local jobs. Hospitality buildings, health care and a school are why the commercial work here is steady upkeep in a bushfire and heritage setting.
