We have done 18 jobs in Ocean Grove, eight of them commercial: gutters and fascias, a jamming door, graffiti, car-park bollards and a make-good after a burst water main. The town has two shopping centres, about 270 industrial addresses and new showrooms on Prosperity Drive.
Ocean Grove has an old centre on The Terrace, a newer one at Kingston on Grubb Road, and industrial estates on Smithton Grove, Everist Road and Prosperity Drive.
The old centre runs along The Terrace and The Parade, and its design rules call for simple cantilevered verandahs, lighter materials such as timber, and avoiding signs above verandah height. Most building work there needs a permit, but a shopfront change does not if it adds no outside roller shutter and keeps 80 per cent clear glazing at ground level. In October 2025 council agreed to sell a car park at 89–91 The Terrace and, once rezoned, a reserve at 94 The Parade for new commercial building, subject to planning approval and keeping public parking.
Kingston Village was finished in 2019 for $33.5 million, with Woolworths, Aldi, Dan Murphy’s, a gym, a medical centre and 25 specialty stores. The Ocean Grove Lifestyle Centre’s four showrooms on Prosperity Drive followed in 2026. On the industrial estates, a solid street fence over 1.5 metres, or one in unpainted galvanised steel or uncoated wire, needs a permit, and around a third of the town’s shopping and industrial land is under the Bushfire Management Overlay.
For owners and managers we have cleaned gutters, then sanded, undercoated and painted every fascia and trim on a building, planed a jamming back door, removed graffiti, painted car-park gate posts and bollards safety yellow, and fixed unit roof leaks. After a burst water main we reinstated paths and lawn for a utility contractor. That makes 8 commercial jobs out of our 18 in Ocean Grove.

Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Ocean Grove began as a Methodist camp-meeting settlement after the church acquired 222 hectares of land. A coffee palace and a guest house went up from 1888.
A building boom in the 1970s and 80s turned it into a growing town that increasingly houses people who work in Geelong. Two shopping centres and the industrial estates now serve that bigger population.
