We have done 8 jobs in Barwon Heads, three of them commercial, all door work at utility and commercial sites. The short Hitchcock Avenue strip, two caravan parks, the jetty kiosk and the golf club make up the town’s business side.
There is no industrial land in Barwon Heads. Business here is one shopping street, hospitality on the river and the coast, two caravan parks and the golf club.
The town centre has about 220 addresses in its shopping and mixed-use zones, nearly all on Hitchcock Avenue and Bridge Road. Its design rules cap buildings at three storeys, favour light materials like timber and a casual beach feel, and put awnings below the eaves on single-storey shops or at first-floor level on two-storey ones. A flood overlay covers about 28 per cent of the shopping zone, and the shop and residence at 56 Hitchcock Avenue has heritage paint controls.
All three of our commercial jobs here have been doors. At a utility site we replaced damaged entry double doors, fitted a padbolt and T-bar, and swapped broken glass louvres for plastic panels. At another we replaced binding doors with stainless steel ones on new hinges and drop seals, reusing the existing hardware. At a commercial site we adjusted hatch doors and fitted brush seals.
The Barwon Heads Golf Club clubhouse, built in 1924 and on the Victorian Heritage Register, has had an $11 million refurbishment and expansion of its mostly timber-framed building. Barwon Coast runs the two caravan parks under a 10-year master plan adopted in 2023, and the At The Heads restaurant and kiosk on the jetty was scheduled for refurbishment in 2025.

Prompt, great communication and a terrific job. Have used JF Maintenance for lots of work over the years and would recommend.
Beyond our expectations, and it was great to work with people who could turn our ideas into something better than we imagined. Couldn’t recommend them highly enough.
Michael worked with our budget and we were so impressed by their diligence and workmanship. They did not cut corners but went the extra mile. So impressed we engaged them again at another property.
Barwon Heads grew as a holiday spot for Geelong people. By the early 1920s it had a hotel, boarding houses and golf links laid out in 1907, and by 1970 there were nearly 1,000 caravan and tent sites.
The river was first bridged in 1927, and a new road bridge and footbridge opened in 2010. Holiday trade, the golf club and one tightly controlled shopping street mean the work here is upkeep and repair rather than big new builds.
