The Town Centre’s first stage opened in July 2020 with Coles and Liquorland, in a precinct of about 92 hectares that also allows trade supply tenancies. The Village Warralily has a Woolworths, and The Square Ashbury, with a gym and a 136-place childcare centre, was finished in 2025. New centres mean first fit-outs, then tenant changes and the repairs that follow.
Armstrong Creek School opened in 2018, Oberon High School in 2021 and Biyala Primary School in 2026. The three-level Biyal-a library and community hub sits beside the town square, and the Tarratarra Stadium, with four indoor courts, is due in late 2026.
Our commercial jobs here have included fixing supports into LVL framing above the ceiling for a lifting track and fitting a change table, and repairs for a property maintenance client: re-caulking a shower base, plaster that delaminated after heavy rain, and paint splatter on a stair rail.

Council adopted the Armstrong Creek Urban Growth Plan in May 2008, and the suburb was gazetted from farmland in February 2012. The whole growth area covers about 2,500 hectares and is planned for about 22,000 homes and 22,000 jobs.
Seven precincts are planned across the growth area, and the Town Centre is reserved next to a future railway station.
