We keep a busy Breakwater depot working: door closers, locks and latches, washrooms, signage, cabinets and the rest of the list a busy site throws up. Most of our 116 Breakwater jobs have been for businesses.
Breakwater is largely industrial, with the showgrounds and racecourse on the river side and a small pocket of homes.
Door hardware has come up in 50 of our 116 Breakwater jobs: closers adjusted and replaced, latches and strikers realigned, locks repaired, a warped sliding door replaced, a sliding door changed to a swinging one, and an aluminium entry door re-hung so its electronic strike works. On a depot that runs all day, a door that won’t close or lock is a security and safety issue, so those jobs get priority.
The rest of our Breakwater work reads like a facility manager’s week: soap dispensers, toilet roll holders and shower fittings in amenities; key safes; signs, sign posts and bollards; anti-slip tape on stairs; whiteboards, blinds, TVs and cabinets moved or hung; vinyl and rubber flooring re-glued; a window and cement sheeting replaced; and a commercial bathroom fit-out for a builder. Most of it comes as work orders through a facility manager.
Breakwater has about 104 hectares of industrial land, and new strata storage units were for sale on Tanner Street in 2026, next to the trade centre. Street fences on that land need a permit if they are solid and over 1.5 metres, or unpainted galvanised steel. The showgrounds and racecourse are zoned for entertainment, recreation and events. At the showgrounds we have pressure-washed a pavilion’s walls and awning, moved furniture out of a pavilion and cleared hard rubbish from the education pavilion.

Breakwater grew around the wool scours, fellmongers and tanneries on Fellmongers Road, Leather Street and Tanner Street, with workers living within walking distance. The Geelong showground opened here in 1907 and the racecourse in 1908, and the Sunnyside Wool Scour is now on the Victorian Heritage Register.
A century on, the river streets are still lined with depots, workshops and trade suppliers, and new strata units are going in beside them.
